How Pricing Works – Overview
Standard Hours: Monday–Saturday, 8:00am–6pm(regular working hours).
Out-of-Hours / Emergency: Evenings, Sundays, and urgent call-outs.
Minimum Charge: 1 hour per visit (then billed per half-hour thereafter).
Materials: Charged at cost (receipts provided for transparency).
Parking/Travel: Any parking, congestion, or toll fees are charged at cost if applicable.
Pay-As-You-Go (No Monthly Fee)
Ideal for individual landlords or small portfolios (1–10 properties) who want to pay per visit with no ongoing commitment. You get quick, reliable service and clear rates whenever you need a handyman.
Rates:
Standard hours: £60 call-out (includes first hour), then £30 per additional 30 min (e.g. a 1.5-hour visit = £90).
Out-of-hours / Emergency: £110 call-out (includes first hour), then £45 per additional 30 min.
For landlords managing larger portfolios or letting agencies needing ongoing support, consider a monthly maintenance plan for predictable costs and added benefits:
Essential Landlord Plan – £189/month
Recommended for portfolios of ~10–30 properties. Enjoy a reliable maintenance partner at a fixed monthly cost and lower hourly rates.
Included in plan (Standard Hours):
No call-out fee during standard hours – you pay only for the actual work time.
Labour rate £50/hour (billed per 30 minutes).
Priority scheduling for urgent (non-emergency) jobs.
WhatsApp updates with before-and-after photos for each job.
One "mini health check" maintenance visit per month (30 minutes at a chosen property).
Out-of-Hours Emergencies (discounted):
Discounted out-of-hours emergency call-outs: £95 (includes first hour), then £40 per 30 minutes.
Agency Plus Plan – £289/month
Designed for larger portfolios (~30–60 properties). This plan offers even lower hourly rates and extra services to keep your rental stock in top shape.
Included in plan (Standard Hours):
No call-out fee during standard hours – just pay labour for the time spent.
Labour rate £48/hour (billed per 30 minutes).
Priority same-day response for urgent jobs (when possible).
WhatsApp updates plus a monthly summary of completed jobs.
2× "re-let ready" inspections per month (up to 1 hour each, including light repairs to prep properties for new tenants).
Out-of-Hours Emergencies (discounted further):
Emergency call-out £90 (includes first hour), then £38 per 30 minutes.

Move-In / Move-Out & End-of-Tenancy Refresh
At the end of a tenancy, dozens of small issues often need attention – and this is where landlords and agents can lose valuable time. In SW16, Streatham, Norbury, Norwood, Croydon and South London. I offer a fixed-price end-of-tenancy handyman service to quickly prepare your property between tenants. My "Move-Out/Move-In Refresh" package takes care of all those little end-of-tenancy fixes so you don’t have to.
Typical tasks include:
Filling nail holes and repairing minor wall damage.
Patch painting and cosmetic touch-ups.
Resealing around baths, showers, and kitchen counters with anti-mould silicone.
Replacing or fixing small fittings (handles, hinges, curtain rails, etc.).
Adjusting doors, cabinets, and drawers for smooth operation.
Addressing items noted on tenant check-out reports.
Pricing for a move-out/move-in refresh depends on the property's size and condition. This service can also be combined with a full redecoration if needed (see below).
Full Redecoration – Guide Prices
Some rental properties need a full repaint before the next tenant moves in. I provide complete redecoration services to refresh the interior from top to bottom.
Standard full redecoration includes:
Repainting all walls and ceilings (using the same or similar colours).
Repainting all woodwork (skirting boards, architraves, doors).
Minor wall repairs and crack filling prior to painting.
Stain blocking for any severe marks or water stains.
A thorough cleanup after all work is completed.
Guide price ranges (labour only, materials quoted separately):
1-bed flat: £1,150 – £1,600
2-bed flat: £1,400 – £1,900
3-bed flat/house: £1,700 – £2,300
4-bed flat/house: £2,000 – £2,700
Final pricing depends on property condition, number of colours, access, and prep work required. Larger repairs (plastering, etc.) can be quoted separately.
